Please find below our terms and conditions as referred to in all advertising which has been made available to you prior to booking. By booking accommodation and or entering our property you accept our terms, together with our fire precautions & evacuation instructions, which are available in reception and all bedrooms. Whilst all reasonable care is taken, except instances of our negligence or breach of contract, we accept no responsibility for any injury, loss or damage to any person, animal or property whilst entering, whilst on, or whilst leaving our property, which is beyond our control.
Providing credit or debit card details authorises the use of your card and acceptance of the terms and conditions of Ermine Lodge Bed & Breakfast even if you do not sign in on arrival. Any balance and other card payments or charges will be subject to a 5% surcharge to cover processing costs for all visits.
All deposits are non refundable and a deposit of £15 per room per night is required to confirm any booking. We may elect to reduce or waive the full deposit at the time of booking, to avoid bank charges on credit cards, but we reserve the right to collect the full deposit amount at any time. We reserve the right to claim payment in full for all rooms booked but not occupied, unless written cancellation is received at least 14 days prior to the date of arrival. If a booking can be re-let after cancellation, no balance or other payment will be required. Guests not resident in England will have full payment taken at the time of booking. Bookings are not confirmed until the deposit or full payment is received and acknowledged by us. Bookings by phone will take precedence over bookings promised by post and we cannot be held responsible for delays in receiving postal bookings. All bookings are confirmed by email or letter on a first come first served basis, so please check for errors and let us know by return if there are any mistakes. Advance bookings of more than 3 months may be subject to price increases, so please check current prices at least 3 months before the date of arrival. We strongly recommend that you insure against cancellation to protect against unforeseen difficulties.
We open at 4.00pm for check in until 10.00pm and check out by 10.00am. If you require entry before 4.00pm you must book two nights’ accommodation. Late departure will result in a second night’s payment being charged. Only the registered guests may use our facilities and must not allow anyone else to use our facilities or enter our property. Single night bookings for a Friday or Saturday are subject to 25% premium, as they block full weekend bookings, rather than insisting on 2 nights booking. Special rates and deposits apply for some dates so please ask for details before booking. Breakfast is served in the dining room between 07.00 – 09.00am for departure by 10.00am. For the comfort of all guests we operate no smoking throughout and close at 00.30am - unless special arrangements are made with us in advance. We may seek additional payment of £25 per hour, or part thereof, from those who return after 00.30am without prior arrangement., confirmed by us in writing.
We provide a very comprehensive selection of quality toiletries and linen etc for your comfort. If you would like to keep any items please do so and we will be happy to replace them for you, at cost. If a room key is not returned we will replace the lock, with a minimum charge of £50.00 plus any loss of revenue from the use of the room until the lock can be changed.
The principal guest is responsible for the conduct, safety and liability of all guests within a party booking and is the person who makes the booking arrangements, and to whom we send confirmation, or who signs the registration form on arrival. The business in corporate bookings will be deemed the principal guest. Any disputes will be conducted under English Law and the principal guest understands that all costs, expenses and interest will be added to any claim. We shall be entitled to amend our terms at our discretion and to refuse accommodation or any other goods or services in the event of late arrival or unreasonable conduct of any guest.
If smoking or any other damage - loss is caused to our premises we will claim the full cost of any cleaning, repairs and loss of revenue as a result. If cancellation charges, or payment for damages - loss or repairs are not made within 7 days of notification we will double the amount of our claim for the inconvenience incurred in issuing a County Court claim - adding the Court fees and any further costs to our claim.
PIF security lighting and 24/7 CCTV (overt & covert) operate in all external areas.
No other terms or conditions shall be accepted unless specifically agreed in writing, signed and dated, by the proprietors of Ermine Lodge Bed &Breakfast.
